Understanding Premises Information Boxes
In light of the recent amendments to fire safety laws, it’s crucial for landlords, right to manage organisations, and housing professionals to stay compliant. The Fire Safety (England) Regulations 2022, effective from January 23, 2023, mandates the installation of a secure information box on all existing high-rise residential buildings and complex structures ranging from 11m to 18m.
According to regulatory guidelines, a premises/secure information box must be installed in specific types of buildings, including:
- High-Rise Residential Buildings: Any block of flats with a top floor height of 18m or more, or those with over six storeys.
- Complex Buildings: Blocks with less than 18m height but with unique layouts, access issues, or complex firefighting needs.
- Student Accommodation: Specifically those facilities designed like a block of flats with a top floor height of at least 11m.
- New Build Structures: Any new flat blocks with a top storey height of 11m or higher.
These boxes are crucial for emergency responders, providing key information during critical situations.
Key Requirements for the Information Box
The regulations stipulate that the responsible entity must ensure the following are maintained within the secure information box:
- UK contact details of the responsible person
- UK contact information of others with authorised access to the building
- Copies of building floor plans identifying key firefighting equipment
- A single-page block plan that illustrates fire-fighting resources
An ongoing obligation exists to ensure access to this information is provided to fire and rescue services, with regular updates to the contents adhering to the necessary regulations.
Our Services
At DDS International, we are dedicated to assisting our clients in complying with the latest fire safety regulations through our comprehensive range of services:
- Comprehensive Floor Plans: We provide detailed copies of the building’s floor plans highlighting specified key firefighting equipment.
- Block Plan Creation: A single-page block plan is created to clearly indicate essential firefighting resources for swift access during emergencies.
- Premises Information Box Audits: In addition to your fire risk assessments (FRAs), we conduct audits of the information boxes. This evaluation ensures that the contents align with the standards set forth in the Code of Practice, identifying any non-conformances and providing actionable recommendations.
- Wayfinding Signage Audits: We also offer wayfinding signage audits, which examine compliance throughout the building. Our auditors will traverse the premises to ensure that all signage meets regulatory requirements, again providing a detailed report on non-conformances and suggestions for improvements.
Questions and Answers
A Premises Information Box is a secure container installed on buildings that houses critical information for emergency services, including contact details, floor plans, and firefighting equipment locations.
The contents should be kept current and updated regularly, particularly when there are changes to contact information, building layouts, or firefighting equipment.
Failure to install a Premises Information Box where required can lead to non-compliance with fire safety regulations, potentially resulting in penalties or increased liability in the event of an emergency.
A Wayfinding Signage Audit involves reviewing all signage within a building to ensure it meets regulatory compliance and assists residents and emergency responders in navigating the premises effectively.
