Understanding the Requirements
Fire Door Checks – Regulation 10
From January 23, 2023, it became a legal obligation for responsible persons of multi-occupied residential buildings exceeding 11 meters in height to conduct:
- Quarterly Checks: Routine inspections of all fire doors in common areas, including their self-closing devices.
- Annual Checks: On a best-endeavour basis, all flat entrance doors leading to common parts must be inspected annually.

- Monitoring for alterations or damage to glazing apertures or transfer grilles.
- Assessing gaps around door frames and ensuring seals and hinges are properly fitted.
- Checking door closers and ensuring doors close correctly and are free of visible damage.

Lifts and Essential Fire-Fighting Equipment – Regulation 7
In addition to fire door checks, responsible persons in high-rise residential buildings are now mandated to perform monthly checks on lifts designated for firefighter use and any evacuation lifts. These monthly inspections will also extend to key firefighting equipment. Any faults or out-of-service equipment must be reported to the local fire and rescue service, thus establishing transparency for residents.
