Fire Safety Act Requirements
The Fire Safety Act mandates that any building containing two or more sets of domestic premises falls under the purview of the Fire Safety Order. This means that essential aspects of the building’s structure and its common areas must be considered in any fire safety assessment.
Key Areas of Focus:
Building Structure & External Walls
This includes all windows, balconies, cladding, insulation, and fixings, as well as any common parts of the building.
Internal Doors
All doors that connect domestic premises to these common parts must also meet safety regulations.
What Is a Dwelling Fire Survey?
During each Dwelling Fire Survey, our trained assessors conduct thorough physical site visits to gather essential external information regarding the property’s condition. Key activities include:
- Capturing detailed photographs of each accessible side of the building.
- Evaluating the necessity for a full FRA based on the presence of communal areas or shared roof voids.
- Assessing potential fire risks related to external wall surfaces.
In cases where properties don’t meet compliance standards, we treat them as we would with a full FRA, ensuring any identified issues are promptly addressed.
Results and Recommendations
Following each Dwelling Fire Survey, a detailed report which includes findings regarding the condition of the premises and any necessary recommendations for compliance, ensuring you have a clear understanding of the next steps.
Questions and Answers
The Dwelling Fire Survey aims to assess the fire safety compliance of smaller premises that may not require a full Fire Risk Assessment. It evaluates the building’s external condition and common areas to determine any potential fire risks.
Our trained assessors at DDS International conduct all fire surveys. They are experienced in fire safety legislation and understand the specific requirements for various types of properties.
If any issues are identified, our assessors will provide clear recommendations for resolving these concerns, and the report will be updated accordingly. Actions can be managed similarly to a full FRA.
The duration of a Dwelling Fire Survey can vary depending on the size and complexity of the premises. Generally, our assessors aim to complete the survey efficiently while ensuring thorough evaluations.
